ABSTRAK

Pusat perbelanjaan modern atau mall telah menjadi pilihan untuk memenuhi kebutuhan hidup masyarakat. Saat ini, pusat perbelanjaan terus beradaptasi untuk menyediakan kebutuhan primer, sekunder, dan tersier. Bahan dasar salah satu keberhasilan mall adalah anchor tenant yang merupakan penyewa utama di suatu mall. Hal ini penting karena anchor tenant dan ritel non-Anchor mengalami efek spillover dan mampu meningkatkan penjualan secara drastis setelah adanya pengenalan anchor tenant ke dalam pusat perbelanjaan. Malang Town Square merupakan salah satu mall terbesar di Malang. Pada mall ini terdapat beberapa permasalahan dimana pada beberapa lantai terdapat area sirkulasi yang sepi mengakibatkan persebaran pengunjung tidak merata. Pada beberapa lantai bangunan anchor tenant yang seharusnya menjadi magnet lantai dan dapat membantu pengunjung agar melewati retail lain justru sedikit dilewati pengunjung dan lokasinya cenderung tertutup. Penelitian ini menggunakan metode kualitatif dengan penjelasan secara deskriptif. Observasi dan wawancara akan dilakukan dan disukung dengan simulasi menggunakan space syntax untuk mengetahui pola sirkulasi pengunjung. Hasil penelitian akan didapat pola arus pergerakan pengunjung di area sirkulasi mall yang dipengaruhi oleh magnet lantai dan faktor yang mendukung kemudahan pencapaian dari tata ruang dan sirkulasi mall.

ABSTRACT

Modern shopping centers or malls have become the choice to meet the needs of people. Today, shopping centers are constantly adapting to provide for primary, secondary, and tertiary needs. The essential ingredient of one of the mall's successes is the anchor tenant who is the main tenant in a mall. This is important because anchor tenants and non-anchor retailers experience spillover effects and can increase sales drastically after the introduction of anchor tenants into the development center. Malang Town Square is one of the biggest malls in Malang. In this mall there are several problems where on several floors there are circulation areas that are rarely visited by visitors, resulting in an unbalanced distribution. On several floors of the building, anchor tenants are supposed to be floor magnets and can help visitors pass through other retailers, but this location is rarely visited by visitors because of the enclosed circulation.This study uses a qualitative method with a descriptive explanation. Observations and interviews will be conducted and supported by simulations using space syntax to determine visitor circulation patterns. The results of the study will get the flow pattern of visitor movements in the mall circulation area which is influenced by floor magnets and factors that support the layout and circulation of the mall.
